For example, let's say the first year in your new apartment will cost you about $13,200. To do away with their own costs for your 1-month free stay, they might increase your rent to $14,000 per year per succeeding annum.

So be smart; instead of taking that 1-month free stay, negotiate with the landlord with the same annual cost but with a lower monthly fee.
